Natick Organic Farm
I'm not sure if it's necessarily a perfect fit for ten year old boys, but we just had a birthday party for our newly three year old daughter at the Natick Organic farm (http://www.natickfarm.org/). They host plenty of kid-focused events, and also allow kids to roam around the grounds to see the animals, etc. (they're generally open for unescorted visitors as well). As a side note, they sell fresh produce through their farm stand, as well as very robust seedlings (varieties lettuce, herbs, vegetables, flowers).
Again, can't say how well it fits your particular party-goers, but it's a fantastic place to bring kids.

Russell's Garde Center
You can rent the multi-purpose lecture/meeting space at Russell's Garden Center for a very reasonable rate. Big play space, set up (tables/chairs etc.), kitchen, easy location. Call Marie Winter, x 394, 508- 358-2283. 397 Boston Post Road (Route 20), Wayland, near 126/27.

I would recomend Velocity Sports in Sudbury. All three of my sons have had parties there (some more than once). It is probably similar to Teamworks, but much more intimate as your party will be the only one in the building at the time. They will taylor the games/activities to what your child likes. Since it is in Sudbury on Route 20, it is close to Framingham.

I too would recommend Velocity Sports in Sudbury. Although I have not observed a birthday party there, I have heard that Birthday parties are very popular. I have taken a couple of girls lacrosse teams there for training and had them come to a couple of girls soccer practices in Framingham to teach them performance skills drills, and their trainers are excellent. In Sudbury, they have a batting cage, indoor basketball court, indoor 40 yard turf field for any activity, even a pole vault pit (although probably not for a 10 yo birthday party). And their staff are all sports trainers/performance coaches and great with kids.
Many local school sports teams and youth league teams use their facility to train in the off season or during bad weather. So if you are a coach or director of a league, you should take a tour of their facility.
